Moisture problems are notoriously difficult to diagnose. Sometimes the evidence points to a clear culprit (a leak at the joint of the wall and floor commonly indicates problems with the drain tile, foundation or slab). But sometimes the evidence is less obvious. A rusty drywall screw or mould growth on baseboards, for example, could be caused by crack in the foundation, or it could simply mean a problem with chronically high interior humidity (a surprisingly common issue in both new and upgraded energy efficient homes).
For these reasons, it’s critical to determine the cause of a problem before you embark on a solution. That’s where we come in. Our drainage experts will inspect your drainage tile with a variety of techniques, including closed-circuit cameras to see if you have a blockage. We may also dig exterior test holes down to the foundation at various locations to visually confirm the condition of your exterior basement wall and perimeter drain.
If your drainage tile is causing the moisture problem, we’ll clearly explain the options available to you, which may include a localized line repair instead of a full-scale perimeter drain replacement. If it makes more sense to replace the line (for example, if you have an older home with decaying clay tiles, it’s a good preventative measure to bring it up to code), we’ll follow a detailed process:
- Obtain all necessary municipal permits to ensure the highest quality work and code-compliant results. Manage the municipal inspection process, taking the hassle off you.
- Lay down plywood to minimize the impact of foot and wheelbarrow traffic on your yard. Excavated dirt and debris is placed on these sheets, preserving your lawn, garden, sidewalk and driveway. Using these sheets also makes cleanup more efficient and cost-effective.
- All concrete, stairs, decks and plants are carefully removed by hand.
- Dig a perimeter trench either by machine or hand, depending on the home owner’s preference and sensitivity for preserving landscaping.
- Clean, inspect and repair the foundation as required. Apply a polypropylene damp-proofing treatment to protect your foundation from future leaks.
- Install a PVC drain pipe system (or other municipal-code approved pipe), slope the pipe to ensure proper runoff, and install clean-outs for easy maintenance in future.
- After municipal inspection, backfill the pipe with drain rock to ensure water percolates down, followed by properly graded and tamped fill, filter cloth, and fresh topsoil.
- Replace previously removed concrete over a compacted gravel base and finish to home owner specifications.
- Replace any decking, structures or plants previously removed.
- Haul away excess dirt, concrete, and debris.
- Rake, sweep and cleanup.
